Introduction – Legislation & Regulation

We at Zoom Property Solutions Ltd take Legislation & Compliance very serious within our company structure. The following will explain in detail why we require such credentials to become a legal entity. Compliance can be either legislation or regulation that covers the property sector and failure to comply can lead to serious consequences, obligatory rules and regulations can be seen below that we cover as a company.

As a compliant company we are fully aware of other law & regulations which includes: The Estate Agents Act 1979, Terrorism Act 2000, The Bribery Act 2010, The Consumers Contracts (Information, Cancellation, and Additional Charges) Regulations 2013, The Consumer Protection from Unfair Trading Regulations (October 2008) (CPR’s), this list is not exhaustive but as a company we are fully aware of further legislation & regulation that may or may not affect our company at any particular time.

The Consumers, Estate Agents and Redress Act 2007

It is a requirement for all estate agency type businesses in the United Kingdom to become a member of a recognised, independent redress scheme. There are three government-approved schemes and we at Zoom Property Solutions Ltd are a member of The Property Ombudsman, our membership number is TO3971. Under the membership we are expected to comply with rules put forward.

The Data Protection Act 1998

The act deals with the regulation and the use of and storage of personal data. There are many rules to follow to be able to comply with the regulations, these are commonly known as “data protection principles”. As part of adhering to the act Zoom property Solutions Ltd are a member of the Information Commissioners Office (ICO), our reference number is ZA601084.

UK Anti-Money laundering Legislation / The Proceeds of Crime Act 2002

For our company to comply with the above we must sign up for Anti Money Laundering Supervision whereby our registration is classed as supervised. Our registration number is XKML00000145242.

Housing (Wales) Act 2014

To comply with the above act Zoom Property Solutions Ltd is registered as a Commercial Agent with Rent Smart Wales thus complying with the Housing (Wales) Act 2014. Our licence number is #LR-32096-45411.

We at Zoom Property Solutions Ltd also take insurance very serious as part of our day to day activities which can be briefly explained below.

Professional Indemnity Insurance

We hold cover for professional indemnity that covers our property sourcing and corporate letting side of the business.

Public liability Insurance

This insurance covers any corporate lets that are taken on by Zoom Property Solutions Ltd which is individual to the company or individual to the property, this depending on the deal put forward.
